Biltmore Estate Conservatory
Asheville, North Carolina
Sutton-Kennerly & Associates, Inc. conducted a condition survey and
investigation of the Biltmore Conservatory, built in 1893 at the
Biltmore Estate in Asheville, North Carolina, that revealed severe water leakage throughout the structure and
a severely
corroded steel beam support structure at a number of locations within the
brick arch/concrete/structural steel floor.
SKA prepared construction documents for restoration of structural steel and masonry combined with the installation
of a waterproofing membrane and brick paver system over the
concrete covering the brick arches. |

Alumni House
The University of North Carolina at Greensboro
SKAs' mechanical/electrical/plumbing engineering services have been
enlisted by a local architect to aide in the
restoration of this historic house on the campus of UNCG. This project is
currently active and is scheduled for completion in 2007.
Previously, SKA's Roofing/Waterproofing group prepaired contract documents
for renovations to the alumni house's elevated walkway due to extensive
leakage that had deteriorated the concrete as water seeped through cracks
and corroded the reinforcing steel. Repairs included removing handrails,
flagstone paving and existing waterproofing, and installing a new
waterproofing membrane, drainage mat, setting bed and flagstone paving.
Handrails were modified and reinstalled. SKA also provided construction
observation and contract administration services on this project. |

New East Building
The University of North Carolina
Chapel Hill, North Carolina
SKA provided structural and mechanical\electrical\plumbing design services for renovations to this historic
residence hall.
Renovations included demolition of an air cooled chiller, existing
multiple fan-coil units and associated controls, ductwork and electrical;
asbestos abatement; installation of new central air handling units; new DDC controls to connect to campus central control systems; new electrical
service; and connection to a recently installed campus chilled water loop.
Structural work included excavation of basement crawl space, installation
of concrete slabs and retaining walls in new basement, three vertical
mechanical shafts through floors, and catwalks and mechanical unit
supports in attic. |

Duke University
Durham, North Carolina

Houston Mill House
Emory University, Atlanta, Georgia
SKA provided design and contract administration services to Emory
University for the replacement of the roof of the historic Houston Mill
House. This project involved steep slope slate replacement, composite
underlayments, and replacements of gutters, downspouts and flashings. |

Person County Courthouse
Roxboro, North Carolina
Severe leakage prompted an
investigation and condition survey of the building envelope of this
historic courthouse built in approximately 1930, with an addition built in
1978. SKA recommended 100% tuckpointing of the brick
masonry, removal and replacement of one floor height of masonry around the
perimeter of the addition, partial window replacement, reflashing of
window lintels, repointing of cast stone joints and coating of all cast
stone on both buildings, removal and replacement of structural framing,
deck and roofing on the upper level roof and
replacement of roofing membrane on the low roofs. SKA prepared contract documents and monitored construction
for a two-phase repair project completed at the end of 2003. |

Stokes County
Courthouse
Danbury, North Carolina
SKA conducted a condition survey of masonry deterioration, corrosion of
metal fascia/cornice, and water leakage of this historic courthouse. Cost estimates and materials for repair were developed,
and contract documents were prepared for remedial repairs consistent
with the requirements imposed by the National Historic Register. |

Alamance County Courthouse
Graham, North Carolina
This historic courthouse was experiencing serious deterioration of the
upper level terra cotta facade and interior finishes. SKA teamed with a restoration contractor to disassemble and examine
a portion of the terra cotta balustrade and architrave. Sources of water
intrusion and deterioration of embedded steel anchorage as well as
structural supports were documented. SKA prepared restoration documents
and monitored construction that included a new roof, new structural steel
framing within the facade, and replication and replacement of the entire
perimeter balustrade and water table, as well as the architrave and soffit
on the north and south faces, with glass fiber reinforced concrete
members. |

First Presbyterian Church
Charlotte, North Carolina
SKA was responsible for the design of remedial repairs for this historical
gothic structure that included a new exterior cladding system to be
anchored into a one-hundred year-old masonry wall. The cladding system was
a fiber reinforced plaster (FRP) wall that was designed to allow the
existing masonry wall to breathe, using a one-inch cavity created by the
anchored metal hat channel studs. The design
also included a new roof drainage system to properly control water runoff. |

Main Street United Methodist Church
Bell Tower Investigation
and Rehabilitation
Danville, Virginia
SKA conducted an investigation and engineering study on the severely
deteriorated 100-year old masonry bell tower for this historic church.
Contract documents for rehabilitation of the bell tower were
prepared to meet requirements imposed by the National Historic Register. |

Forsyth County
Government Center
Winston-Salem, North Carolina
SKA provided structural engineering services to a local architect on
the complete renovation of three interconnected buildings built by the
R.J. Reynolds Tobacco Company, labeled "12-1", "12-2" and "12-4".
Building 12-1 was originally constructed in 1915, Building 12-2 was built
in 1917 and Building 12-4 in 1967. After conducting a condition
assessment and evaluation of the existing structural systems in these
buildings, SKA prepared designs and construction documents for structural
repairs to the cast-in-place concrete members in Buildings 12-1 and 12-2,
modifications to Building 12-1 for use as a parking deck, modifications to
Building 12-2 for a new atrium, escalator, stairs and miscellaneous
stores, modification of the upper floors and roof of Building 12-4 to
accommodate larger rooms, a new stair tower, and new retaining walls.
Sutton-Kennerly also provided extensive construction inspection services
on this complex project. |

First Union Building
Winston-Salem, North Carolina
Masonry cracking and severe corrosion of structural steel corner columns
on this 18-story, 1926 office building required restoration and repair
based on the results of a structural evaluation and condition survey. SKA
prepared contract documents for remedial repairs including exposing steel
columns, removing existing corrosion, strengthening columns, installing
waterproofing and flashing systems, and reconstructing masonry veneer at
corners. Sutton-Kennerly also monitored the construction of this project. |

The Helmsley Spear
New York, New York
The top floors of this historic 40-story building overlooking Times Square
exhibited severe deterioration of the concrete encased steel structure.
SKA's comprehensive investigation included an evaluation of corrosion,
concrete deterioration and leakage. SKA
recommended repairs of structural and waterproofing systems and
restoration of decorative elements including the copper covered dome,
lighted torches and spire. |
