Condition Assessment

Is your building ailing or is it in good health? Like a visit to the doctor to have an annual physical, a thorough condition assessment of a building is essential in identifying problem areas needing attention or in verifying that all is well. The well being of many building facades and exposed structures such as parking decks is due to a periodic condition assessment or maintenance survey to identify current needs so that they can be addressed in a timely manner before they become big problems. In the absence of frequent surveys and periodic maintenance a thorough condition assessment may be necessary to identify and quantify the serious conditions suspected or known to exist within a neglected façade or structure.

Many cities have façade inspection laws requiring periodic scheduled inspections. To satisfy these requirements the façade inspection must be performed in accordance with the guidelines of the latest edition of “ASTM E2270, Standard Practice for Periodic Inspection of Building Facades for Unsafe Conditions”. SKA is experienced in performing façade inspections on facades composed of many different types of materials including: 
- Terra Cotta
- Limestone
- Brick
- Precast Concrete
- Split-face Concrete Masonry
- Stucco
- EIFS
- Other natural stone and manmade materials

Exposed structures are frequent subjects of condition assessments. These include parking decks and stadium. Due to severe exterior exposure the components of the water management systems such as sealants and coatings are subject to early failure and deterioration. Exposed concrete with limited or no protection is subject to corrosion of reinforcing steel and resulting concrete cracking and deterioration. Structural steel supporting members require high quality coatings. Frequent condition assessments are a must in identifying maintenance needs and preventing a downward spiral of neglect and deterioration in exposed structures.
